For my automotive collectors and enthusiasts out there, this is the same thing as taking your classic car and overhauling the cooling system, upgrading to performance brakes, performance exhaust, and even rotational assembly pieces like cams, rods, heads, etc. 

It’s still the same car. Upgraded and more aligned to your needs, and hopefully, more reliable.

How We Select Properties For Ground Up New Construction

Yes, location matters. But so does the lot itself. With respect to 5825 SW 111th Terrace in Pinecrest, we knew this project could be special. And our feasibility study confirmed our suspicions.

The first aspect that got us excited for this ground up new construction project was the neighborhood. 

The Pinecrest area in Miami is where families can still enjoy larger lots, mature vegetation, and proximity to city amenities while still feeling removed enough from them.

Next, the lot itself was something special. The front of the home was south-facing, which is ideal for capturing natural light in main living spaces while offering occupants and their guests a reprieve from harsh sun in backyard entertaining areas. 

What’s more, this lot had plenty of nice vegetation and also backed up against Pinecrest Gardens - a historical botanical garden in Miami featuring native and exotic plants, limestone caves, walking grounds and so much more. This incredible feature protects occupants from future development while offering occupants a quick and easy escape into a lush environment.

But the big question was with respect to ground up new construction. Could we even attempt something modern and luxurious in a neighborhood with stringent HOA requirements!?

Every residential project starts with our feasibility study. This sounds like something fancy, but it’s really an essential tool that protects the project through expert pre-planning.

This is a crucial milestone in any project because once designs develop from those early stages, we approach construction preparation. It’s at this point in the process that construction drawings and documents are prepared, and execution partners are selected for building. 

If you’ve been keeping track, that’s demolition, prep, and construction in about six months. 

With robust BIM drawings presented and persistent communication with reviewers, we wrap things up in record time so that either A) You can put your ground up new construction project on the market faster or B) the occupant can enter their new home ahead of standard market timelines.

The original structure was about 2000 sq feet and was transformed into an ultra luxury residence just shy of 10,000 sq feet. 

The financials matched. Originally, this property sold at $2.5M with a current valuation of $10M.

The original structure was nice. But the standard “old-Florida” residence. 

Could you argue it was “move-in” ready? Sure. But what we created has so much more livable potential. It’s no longer walls and a roof.
